Commercial building owners like Silverstein have problems, because they have a lot of space to fill. Commercial building owners like Moinian have trouble, because after not paying their subcontractors and vendors for years, no one wants any part of their buildings.

lower demand = higher vacancy lower demand = lower rents the above = higher CAP rates the above = little to no financing other than that...
